The approved plan includes the construction of a large-scale retail facility, which will be anchored by the membership-only warehouse store. According to commission documents, the project will be built on a prominent parcel within the city, strategically located to improve access for residents in the growing High Desert region.

However, some residents raised concerns during public hearings regarding potential traffic congestion on key intersections and sound levels from the car wash and delivery trucks. Construction on the site cannot be expected to begin immediately, however, as developers must now finalize site plans and obtain permits before breaking ground.
